Housing here leans toward single-attached homes, townhouses, and low-density residential compounds — a rarity in an otherwise vertical city. Wack-Wack commands premium prices but offers a lifestyle closer to a suburban village than a dense urban corridor.

Boni Avenue and Shaw Boulevard corridors are the city’s emerging live-work-play zones. A wave of mid-rise condos, co-living developments, and ground-floor retail has transformed these streets into walkable micro-neighborhoods. The MRT-3 stations at Boni and Shaw/EDSA put residents within 15–20 minutes of both Makati CBD and Quezon City.

Plainview and Highway Hills round out Mandaluyong’s residential stock with a mix of older single-family homes, newer townhouse developments, and affordable condominium projects popular with young families and first-time buyers.

Cost of Living and Property Prices

Mandaluyong sits in the mid-range tier for Metro Manila real estate — significantly more affordable than Makati or BGC, but more expensive than Pasig’s outer areas or Quezon City’s fringe districts.

For condominiums, expect to pay roughly PHP 3.5 million to PHP 8 million for a one-bedroom unit in a mid-range development along Boni or Shaw. Premium projects in Ortigas or near Wack-Wack can push past PHP 10 million for a two-bedroom unit. Monthly condo rentals typically range from PHP 18,000 to PHP 45,000, depending on size, building amenities, and proximity to MRT stations.

Townhouses in areas like Highway Hills or Plainview start around PHP 5 million and can reach PHP 15 million or more for newer, larger units in gated developments. Wack-Wack remains out of reach for most budgets, with house-and-lot properties rarely listed below PHP 25 million.

Lifestyle, Schools, and Amenities

Mandaluyong punches above its size when it comes to lifestyle amenities. SM Megamall, The Podium (just across the Pasig River), and Shangri-La Plaza in Ortigas give residents access to world-class retail, dining, and entertainment within a compact radius.

Stonyhurst Southville International School, Xavier School (in nearby San Juan), and De La Salle Santiago Zobel’s Mandaluyong campus are among the institutions families consider when choosing the area. The city is also close to several universities in Quezon City and Pasig, making it practical for students.

Healthcare is well-covered, with The Medical City in Ortigas and Cardinal Santos Medical Center in San Juan just minutes away.

Transportation and Commuting from Mandaluyong

One of Mandaluyong’s biggest draws is its transport connectivity. The city is served by three MRT-3 stations — Shaw/EDSA, Boni, and Guadalupe — making it one of the best-connected cities along the rail corridor.

EDSA, the main arterial road, runs directly through the city, providing access to jeepneys, buses, and UV Express routes going north to Quezon City and south toward Makati and Pasig. The Mandaluyong City Hall also operates a local shuttle system within the city.
