1. Primary application documents

These are the standard forms required for all housing loan applicants:

  • Housing Loan Application Form (HLAF): Two (2) copies, duly accomplished with your 1x1 ID photo.

  • One (1) Valid Government ID: A photocopy (back-to-back) of any major ID (e.g., PhilID, Passport, Driver’s License, or PRC ID).

  • Virtual Pag-IBIG Selfie: If applying online, a clear photo of you holding your valid ID is required.

2. Proof of income (The Self-Employed Suite)

Depending on the nature of your work or business, you will need to provide any of the following:

For Business Owners (Sole Proprietorship/Partnership):

  • Income Tax Return (ITR): A certified true copy of BIR Form 1701 for the year immediately preceding the application.

  • Audited Financial Statements (AFS): Stamped received by the BIR, typically for the last two years to show business growth.

  • Official Receipts (ORs): Proof of tax payments from the bank.

  • Business Legitimacy Docs: Photocopies of your DTI Registration and your current Mayor’s/Business Permit.

For Freelancers & Commission-Based Professionals:

  • Commission Vouchers: Reflecting the issuer’s name and contact details for the last 12 months.

  • Bank Statements/Passbook: The last 12 months of transactions (highly recommended for freelancers to show regular deposits).

  • Certificate of Engagement: A document (HQP-HLF-111) issued by your client or the business owner availing of your services.

For Rental Income Earners:

  • Lease Contracts: Photocopy of valid and notarized rental agreements.

  • Tax Declaration: Proof of ownership for the property being rented out.

3. Technical property documents

Whether you are buying from a developer or a private seller, these documents are essential for the appraisal:

  • Transfer Certificate of Title (TCT/CCT): A photocopy of the latest title in the name of the seller.

  • Tax Declaration & Tax Receipt: Updated copies for both the land and the building/improvement.

  • Vicinity Map: A sketch of the property location to help the Pag-IBIG appraiser find the unit.

Wise Mentor Tip: If you are a freelancer and haven't filed your taxes yet, we recommend starting with a voluntary registration at the BIR. Having an official ITR is often the "make or break" document that gives Pag-IBIG the confidence to approve higher loan amounts.

FAQ for Self-Employed Applicants

Q: I have only been in business for a year. Can I still apply?

A: Usually, Pag-IBIG looks for at least two years of profitable operation. However, if you can show strong bank statements and consistent 24-month contributions, your application may still be considered.

Q: What if I don't have an Audited Financial Statement (AFS)?

A: For smaller businesses or micro-entrepreneurs, a Barangay Certificate or an Affidavit of Income may sometimes be accepted in lieu of an AFS, provided it is supported by other proof like bank passbooks or ledgers.

At Listd.ph, we are committed to being your neutral partner in homeownership. We ensure all our listed properties have "clean titles," making your Pag-IBIG application significantly smoother.
